In real estate, buyers have a special place in our heart. Maybe that’s because they are the ones, at the end of the day, who ultimately get us paid. Maybe it’s because you can help them to negotiate to get an amazing deal and impress them so that they will be your client for life. Whatever your reason is, it is undeniable that buyers are critical to the success of your real estate business.
Wouldn’t it be nice if we knew when a buyer was looking at one of our properties? What if we could know that a buyer was flush with cash and didn’t need loan approval to close? When we hear things like this, we can’t help but see dollar signs.
I had heard about using a technology called Chatbot from a broker buddy of mine. In a nutshell, it’s a smart chat program that installs on your website to gather your website visitors information while providing them with superior customer service. He helped me to get it set up on the site within just a couple of minutes. For a few days, I couldn’t tell a difference. My business was acting the same as it always did. Then on the 3rd day, something happened, and it made me immediately realize just how powerful this technology is.
One of the features I was interested in with the software was its ability to transfer the client to me while they are still on the site so that I can interact with them directly. You effectively take over the chat so the chatbot is no longer talking to the client, and instead you take it from there. I immediately saw the benefit to this, but still did not understand the potential. Sure, it’s nice to be notified when you have visitors on your site and interacting with your real estate chatbot. It’s very convenient to be able to see the visitors and read their information, and know if you should spend time with that client immediately or not.
When I saw a visitor looking at not only one but two of my highest-priced listings, I was excited. When I saw that this visitor would be an all-cash buyer, and wanted to close in 10 days, I was completely beside myself. This sort of thing just doesn’t happen. Or does it, it’s just that I hadn’t noticed who was viewing my properties before?
Well, fast forward to two weeks later. My new client had closed on one of the properties, netting me a sizable commission. I would probably not have earned that commission if I didn’t know the client was on my site. When I saw he was viewing my higher-end listings and was an all-cash buyer, I took over the chat and scheduled an appointment with him to see the house.
This particular client has quickly turned into both my favorite client, and my most profitable one. As an investor, he is always on the lookout for a good deal. I do my job and find him good deals, and I seem to be doing more business than ever before, all thanks to this technology called Chatbot.
